What are
Comprehensive Inspections of the Compartmentation
How we can help you
Following the FRA ( whether completed by Regency PFP or the incumbent consultant), which may only highlight examples of defects in the fire compartmentation – a detailed inspection of the fire related walls, floors and doors on site will still be required.
At Regency PFP we are able to offer this service using trained and highly experienced inspectors with an extensive knowledge of the varied construction products used measuring their installation against industry standards with knowledge of the Building Regulations, Manufacturer’s Installation Specifications and Fire Test Evidence.
All data is collected electronically including images of each defect identified and a fully written report explaining the nature of the deficiency and the recommended remedial action, with, if requested a budgeted cost plan to help manage the expectations of person/s responsible for the costs.

Fire Door Installation and Maintenance
Fire Door Installation and Maintenance
We are IFC Accredited Installers of new Fire Doors and Certified by BM Trada for Fire Door Maintenance.
Following a fire door survey by a trained and qualified Inspector, remedial works and/or a full replacement are often recommended.
Please allow us to assist you in keeping up to date with the latest legislative requirements by providing trained and qualified timber fire door installers and maintainers
The IFC Certified Installer Scheme allows us to install tested doorsets where required, however where it is possible to keep the existing doors and/or frames; our BM Trada Fire Door Maintenance Certification provides our clients with a cost effective way to retain their doors by regular inspections and maintenance providing their staff and visitors with the highest level of safety.
Fire Doors are a legal requirement in all non- domestic properties, such as businesses, commercial premises, and public buildings. They are also required in blocks of flats and houses of multiple occupancy (HMOs).
In existing buildings, the Regulatory Reform (Fire safety) Order 2005 applies and compliance is mandatory. The Order applies to all properties except inside people’s private homes. It covers public buildings, places of employment, entertainment and leisure as well as vehicles, aircraft, hovercrafts, tents or other moveable structures. Article 17 of the Order places an obligation on the “Responsible Person” to ensure fire doors are “subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair”. Given that the employer, building operator, building owner or possibly his agent has a legal duty to maintain fire doors in efficient working order, regular inspection will be necessary.
Fire Safety (England) Regulations 2022: fire door guidance – “The Responsible Person will need to ensure that the necessary arrangements are in place to address any issues identified”. The extent to which the individual appointed to address the issues or complete any repairs will be determined by their skills, knowledge, and experience of fire doors. Where inspections identify the need for repair or replacement of any fire door, this work must be undertaken by a competent contractor as soon as reasonably practicable.

Our Other Services
How we can help you
Often the Landlord/Management Company/FM provider will have full inspection records, maintenance and test schedules for the active fire safety equipment on site. For example fire / smoke alarms, emergency lighting, fire extinguishers and hose reels etc, however often a full record of the the passive protection measures on site does not exist.
In addition to a basic deficiency report we can provide a full asset register of the built in passive fire protection (where feasible) on site marked onto location plans including:
- Fire stopping
- Fire doors
- Structural fire protection
- Cavity barriers
